BOOKKEEPING SERVICES FOR HOMEOWNERS ASSOCIATIONS
Maintain account for each unit
Post receipts to individual owner accounts
Invoice past due accounts
Provide attorney for client with information to file liens and liaison with other legal issues
Post receipts and expense payments to accounting books
Prepare monthly financial reports
Provide accounting information to client’s Certified Public Accountants for preparation of annual financial reports and tax returns
Prepare draft of annual budgets for review by Board of Directors
Make regular deposits to Association’s bank
Reconcile bank accounts monthly
Transfer funds to reserve account as needed
Maintain reserve interest bearing accounts as needed
Pay all bills as due and mail
Secure proper forms relative to sales of homes, to change record of ownership
Complete annual corporate report to state and mail with fee
Familiarity with homeowner association documents and any Florida homeowner association requirements
Furnish necessary information to realtors, appraisers, attorneys and closing agents relative to unit sales as necessary or required
