Property Management Owner’s Information

The right management company for your investment home. The purchase of a rental property is likely to be one of the largest financial decisions that you are going to make. Choosing the right management company to handle your property in your absence helps ensure the stability of your investment and peace of mind. ASSET Real Estate, Inc., was formed with your concerns in mind and after years of customer service, property sales and vacation rental management experience.

We are a small, professional company willing to offer you the services that you want which are beneficial to your investment. Your property will be treated with specialized individual care, not simply as another rental unit or category. Whether you are purchasing the property for your personal use only or would like to rent the property to prospective vacationers, ASSET Real Estate, Inc. has a program designed with your needs in mind.

Below you will find an overview of our management program, including an outline of the costs involved to start-up and run a property on a monthly basis. We appreciate the opportunity to introduce our company to you and look forward to servicing your property in the future.

GENERAL PROPERTY MANAGEMENT - On a daily basis, ASSET Real Estate, Inc., will handle the administration of your property, which includes regular checks of the home whether occupied or not. Our management fee also covers the maintenance of your Escrow Account from which your monthly obligations will be paid. We will also undertake an extensive advertising and marketing campaign, so as to encourage the best possible return on your investment.

INITIAL HOME SET-UP - If you are purchasing a new property and are unable to attend the closing, we will oversee the completion of the home and do a walk-through with the builder. This will ensure that your home is completed to the highest standard. We will notify you of any findings at the walk-through and again when all outstanding work is complete and satisfactory. If your home is already complete or you are thinking of changing from another management company, we offer a free initial inspection and appraisal and offer advice on preparing your home for rental.

BILL PAYMENT - Once you have completed your contract and all necessary documents have been received, we will initiate your services and request that all bills are forwarded to us for payment. You will be required to deposit Escrow Funds, which will be used to pay your monthly expenses and must be maintained at a specific amount at all times. You will receive a monthly statement of your account, which will reflect your revenue and total expenses. Your revenue, after expenses, will be sent directly to you or deposited in your local bank account, as you prefer.

HOME RENTAL - Our marketing efforts will supply company-generated customers. In addition, we encourage our owners to be actively involved with the rental of their property.

MAINTENANCE AND REPAIRS - Your home will inevitably require occasional maintenance. We carry out preventative maintenance rather than repairs wherever possible. We will try to advise you on all anticipated major maintenance and will arrange for competitive quotations for all necessary work. We will also coordinate any work you may decide to have done. All maintenance repairs and costs will appear on your monthly statement.

LAWN AND POOL MAINTENANCE - Due to the Florida climate, your lawn will require regular maintenance. We will contract to have the lawn maintained, which will include mowing, weeding, edging and tending to shrubs when necessary. Your pool may be the number on reason that vacationers want to stay in the property and it will require regular maintenance. We will contract a licensed professional to maintain and clean your pool and surrounding area as required by the Regulations of the State of Florida.

PEST CONTROL SERVICES - We will initiate your pest control service upon the signing of your contract. This is a preventative service with a fully licensed company and your property will be treated regularly.

CLEANING SERVICES - Your home will be cleaned regularly upon each guest's departure and intermittently during any long-term rentals as appropriate. The service will include linens, rubbish removal, dusting and sanitizing the bathrooms.

LEGAL REQUIREMENTS – State Law requires there are items for the home that will need to be installed prior to renting: i.e., fire extinguisher, smoke detectors, pool alarms, etc. We will arrange to supply such items as are needed, the cost of which will be debited from your account.

INSURANCE - By State Law you are required to maintain a rental dwelling liability insurance policy as well as hazard insurance. If your property is mortgaged, this payment may be included in your monthly mortgage obligation. We recommend a standard hazard policy with a minimum of $300,000.00 in liability coverage. We can assist with the set-up of a suitable policy if you require this service.

REAL ESTATE TAXES - Annual property taxes will remain your responsibility. If your property is mortgaged, this payment may be included in your monthly mortgage obligation; otherwise you should receive notification from the County Tax Assessor of the amount and due date.

FEDERAL INCOME TAXES - We will provide you with a statement of your income annually and a copy will also be sent to the Federal Government. To that end we will need from you a Federal Tax I.D. number when you enter into this agreement. We suggest that you use an Accounting Firm that specializes in Foreign Investment. If required, we can refer you to a local firm familiar with your type of investment portfolio.
