Condominium Association Management
ASSET REAL ESTATE, INC.
RESPONSIBILITIES OF ASSOCIATION MANAGER
Secure proper forms relative to sale and leasing of units and
prepare certificate of approval, if required.
Complete annual corporate report to state and mail with fee.
Complete annual report to Florida Department of Land and Condominium
and mail with proper fee
Familiarity with homeowner association documents and any Florida homeowner association requirements.
Furnish necessary information to realtors, appraisers, attorneys and closing agents relative to unit sales as necessary or required.
Attend Board meetings and annual meeting of members and act as Recording Secretary.
Type minutes and maintain Association’s minutes book.
Prepare and mail or deliver Board Meeting notices.
Prepare agenda for Board and Annual Membership Meetings.
Attend Board meetings and annual membership meetings.
Handle Association insurance program completely, including securing annual proposals.
Maintain all Association records and files.
RESPONSIBILITIES OF A CONDOMINIUM / HOMEOWNERS ASSOCIATION MANAGER
ON SITE DUTIES:
Supervise grounds maintenance including:
Grounds maintenance contractor
Periodic work by tree contractor
Paving
Street repairs
Exterior lighting
Underground drainage system
Periodic replacement of shrubs.
ADDITIONAL RESPONSIBILITIES:
Handle emergency matters on a 24-hour basis
Respond promptly to all owner inquiries
Determine promptly whether a problem is the responsibility of the owner or the association
Provide guidance to Board regarding association documents and Florida Homeowners Association requirements and consult with association attorney as needed.
